Shanghai’s major commercial districts include Nanjing East Road, Nanjing West Road, Huaihai Middle Road, Sichuan North Road, Xujiahui Commercial Centre, Yuyuan Shopping Centre, New Shanghai Shopping City and New Railway Station Everbright City.

5.1  Analysis of shopper traffic in Shanghai's main commercial districts
Among the eight major commercial districts in Shanghai, marked differences in age distribution are found in Sichuan North Road where the proportion of shoppers under 20 is higher than in other commercial districts; and in Xujiahui where 20-29 year-olds are more concentrated; whereas the distribution of customers in the 30-49 age group is quite even in all eight commercial districts, and more elderly ones (50 years old or above) are mostly found in Yuyuan Shopping Centre. As for gender distribution, the ratio of male to female shoppers are more or less the same in all of the eight districts.

According to the Survey Report on Shopper Traffic in Shanghai’s Commercial Districts, of the eight commercial areas, New Railway Station Everbright City and Yuyuan Shopping Centre have the highest density of average daily shopper traffic. Unfortunately, analysis on effective (window shopping versus buying) shopper traffic or shopper spending power is lacking. Another report shows that Nanjing East Road and Huaihai Middle Road have the highest effective shopper traffic of 66.8% and 42.4% respectively. In terms of shopper spending power, Nanjing West Road, Xujiahui  Commercial Centre, New Shanghai Shopping City and New Railway Station Everbright City have relatively higher proportions of high income shoppers. If differentiation is made between local shoppers and shoppers from outside the area, it is found that Huaihai Middle Road and Xujiahui primarily attract locals while the proportion of shoppers from outside is higher in Nanjing East Road than in other commercial districts.

5.2   Positioning of Different Commercial Districts in Shanghai
Nanjing East Road – The structure of commerce in Nanjing East Road is one consisting mainly of mid-range products, but there are also a number of Shanghai specialty product shops and century-old shops, so it is a must-go place for tourists coming to Shanghai. Shopping malls in Nanjing East Road include: Orient Shopping Centre, Brilliance Shimao International Plaza, Plaza 353, New World City, Shanghai Landmark, Yong’an Department Store, Shanghai No. 1 Department Store, Raffles City, Hualian Commercial Building and Hongyi Plaza. High-end shopping venues recently set up near this commercial district include Three on the Bund, Bund 18 and the Brilliance Shimao International Plaza, which links up to the People’s Square.
Nanjing West Road – Like Tsimshatsui of Hong Kong, there is a large cluster of upmarket shopping malls and brand names in Nanjing West Road, giving the area the feel of an upper-class shopping area in foreign countries. Top fashion brands such as Chanel, LV, Ferragamo all have stores or even flagship stores on Nanjing West Road. Three large shopping malls in this area—CITIC Square, Plaza 66 and Westgate Mall—are shopping places patronised by many high-paid white-collar workers, expatriates working for multinational companies, high-income families and tourists.
Xujiahui Commercial Centre – The Xujiahui commercial district is an integrated consumer area consisting of a large number of commercial buildings of different styles and different grades. Together with the medium and small-sized specialty shops in the neighbourhood, the area attracts consumer groups of different levels and preferences. Many merchants of foreign brands have set up stores in the upmarket shopping malls in this area, for instance, Grand Gateway Shanghai and Metro Tower. Whereas Buynow specialises in computer-ware and electrical appliances of international and domestic brands, fashionable merchandise of all sorts are sold in Huijin Department Store and Pacific Department Store.
Huaihai Middle Road – As a centralised location for many mainland theme shopping malls, Huaihai Middle Road offers medium to high-end brands and products to the younger middle-class in Shanghai. While Printemps and Maison Mode are upmarket outlets, Parkson, Pacific, Orient Meitha and a lot of theme shopping malls in this area are tuned to the general consumers.
Sichuan North Road – Merchandise sold in this area are more attractive in prices and quality. Positioned for low to mid-market merchandise, the area is popular among lower-wage earners. Shopping malls selling mostly domestic merchandise include Spring Department Store, Dongbao Department Store and Printemps, etc. Recently because the municipal government is rebuilding the road and its neighbouring sections, residents of the surrounding areas are in constant move, thereby reducing human traffic and commercial transactions in the area.
Yuyuan Shopping Centre – The place is a tourist attraction with a lot of tourist souvenirs of traditional flavour for sale. Since historically it is the trading hub for small commodities, to this date there are still many specialty shops and wholesalers of low-end small commodities operating in Yuyuan. Among them the Fuyou Gate small commodity market located on the Fuyou Small Commodity Street next to the Town God’s Temple is a favourite shopping place for Shanghai’s general public, ordinary families and elderly citizens. The area is also a centre for local jewellery shops for gold and ornaments.
New Shanghai Shopping City – Also called Lujiazui commercial district, it is located in the financial district of the Pudong New Area. High-end shopping facilities in the area include Yaohan, China Resources Times Square, Xinmei Union Square, Printemps Pudong Store and Super Brand Mall and they mainly cater to the white-collar sector working in the business district and to the families living in the high-class residential developments in Lujiazui.
New Railway Station Everbright City – Because of its superior location, this commercial district is one of the areas in Shanghai with the heaviest human traffic. It is the intersection point for Shanghai Metro Line 1 and Line 2, Light Rail Pearl Line and more than 100 bus lines. As a business centre as well as a shopping centre, the Everbright City houses commercial buildings of different nature and there are markets for clothing, decoration and communications equipment, etc. For department stores, this area boasts Huanlong, Pacific and Everbright Commercial Building.
Wujiaochang and Zhongshan Park – Other than those well-known commercial districts, newly emerging commercial districts in Shanghai include the Wujiaochang district in the northeast of Shanghai where one can find the Wanda Plaza, Bailian New Era Mall and the Orient Shopping Centre Yangpu Store. In addition, because the Zhongshan Park area in Changning District is located at a transport interchange, it is primed for development as another commercial district. Life 1 Plaza under the Test Rite Group of Taiwan just opened for business on 1 May 2009 at the Wanda Plaza in the Wujiaochang commercial district.
Pudong New Area – Already Lujiazui in Pudong New Area is a financial and trading zone. By 2012, the space underneath Century Boulevard will become the largest underground commercial district within the Shanghai inner ring. The “Century Metropolis” project is now underway. With an underground business floor area of 120,000 sqm and a total construction area of almost 500,000 sqm, it is a major commercial development project comprising a financial centre, a business administration centre and an entertainment and shopping centre. Currently many large domestic and multinational corporations have set up office in Lujiazui. With the completion of the “Metropolis” project, it is believed that more corporations will be lured to set up their headquarters in this area. The sizable human traffic and the corporate workers in the district and households living in the medium to high-class residential neighbourhood should further drive the development of this commercial district and beyond.
Hongkou District – Hongkou District has unveiled its own development plan recently: along the north bund, a commercial street will be developed together with projects such as bringing in medium to high-end specialty shops and brand name stores to meet the consumption needs of business people. The plan will also include heritage work on the north bund and quickening the pace of developing cultural, tourism and leisure industries. This will certainly boost the development and consumer activities of the area.
