For the average person it's approximately a 10 minute walk from the hotel to the park itself. The Mystays Maihama is around a 15 minute walk from Maihama station outside Disneyland Tokyo. The hotel does have a shuttle bus that will take you to and from the resort. The Mystays Shin Urayasu is one station away from Maihama station at Tokyo Disney.
